Refresh a Powder Room in One Weekend, Vanity to Paint

The powder room is twenty square feet every guest sees and no plumbing inspector fears. That makes it the highest-payoff, lowest-risk remodel in the house — and a true two-day job.

Small powder room mid-refresh with a new compact vanity, framed mirror leaning nearby, and bold paint on the walls

Full bathroom remodels stall on tile, tubs, and permits. A powder room has none of those — just a sink, a toilet, a mirror, a light, and four small walls. Every part is reachable, every part is swappable in hours, and because guests only ever see this room, each dollar lands where it gets judged.

The weekend splits cleanly: Saturday is plumbing and patching, Sunday is paint and hardware. Order the vanity and light a week ahead; everything else is a single hardware-store run.

Small room, brave choices

Designers treat powder rooms as the one place to go dramatic — deep green, near-black, oxblood, bold wallpaper — precisely because you are only in it for minutes at a time. A color that would exhaust a bedroom electrifies twenty square feet.

Shut off, disconnect, demo

Close the angle stops under the sink, open the faucet to drain, then disconnect supplies and the P-trap with a bucket underneath. A vanity is usually two screws into studs plus a caulk line you slice with a utility knife. Out it comes — and with it, twenty years of the room’s personality.

Patch and paint while the wall is naked

This is the only moment the whole wall is reachable. Fill anchor holes, sand, spot-prime, and roll your bold color — two coats, cutting in with the sash brush. Satin or eggshell sheen handles hand-washing splash better than flat.

Set the new vanity dead level

Shim the cabinet level in both directions before screwing through the back rail into studs — an out-of-level vanity telegraphs through the counter and the caulk line forever. Drop in the top, connect the new faucet and drain before pushing it to the wall if clearance is tight; a basin wrench saves your knuckles on the rear nuts.

Mirror and light as a matched pair

Center both on the faucet, not the room — mirror bottom about 8 inches above the counter, light centered above or sconces flanking at eye level. Kill the breaker for the fixture swap and confirm dead with a tester; it is the same three-wire connection as any room light.

Finish like you mean it

Fresh caulk where the counter meets the wall, a new towel ring and paper holder that match the faucet finish, and — the move everyone forgets — replace the yellowed outlet and switch plates. Ten dollars of plates makes five hundred dollars of work look intentional.

Watch out

Angle stops that have not turned in a decade sometimes will not seal again — test them the weekend before, not demo morning. If a stop weeps after closing, replace it (quarter-turn valves, ten minutes with the house water off) before setting the new vanity over it. Never bury a leaking valve behind a fresh cabinet.

Twenty square feet, two days, and every guest thinks you remodeled the house.

Keeping it guest-ready

Re-caulk the counter line when it first shows a gap, and keep the leftover quart for scuff touch-ups — dark colors mark easily but also touch up invisibly. The plumbing you just handled is the same skill set as a kitchen faucet and a laundry sink, which is to say: you now know how to do those too.
